We are responsible for administering and enforcing all applicable building codes with regard to residential and commercial construction in the permitting jursidication of the unincorporated areas of Baldwin County, as well as providing assistance to our customers so that they may understand and meet the code requirements for their project.  In order to protect the health, safety and welfare of the citizens in the permitting jurisdication of the unincorporated areas of Baldwin County, all construction must meet a series of requirements set forth by specific building codes. This includes new construction, additions to existing structures and remodeling. Both residential and commercial construction must meet these codes, and it is our job to enforce them.

 

The current codes adopted by Baldwin County Commission as of February 21, 2006 are as follows:
International Building code, 2003
including Appendix B
International Gas code, 2003
International Mechanical code, 2003
International Plumbing code, 2003
National Electric code, 2005

shall apply to all Buildings and Structures that are not applicable to the CABO 1995 edition or Local Baldwin County Supplemental code for residential structures.

Council of American Building Officials, 1 & 2 Family Dwellings, 1995
Baldwin County Supplemental code in addition to Council of American Building Officials code, 1995

shall apply to all residential buildings with two or less dwelling units, three stories or less in height and their accessory buildings except for Fort Morgan Peninsula and Ono Island.

International Residential code, 2003

shall apply in it's enitrety to the area of Baldwin County referred to as Fort Morgan Peninsula and Ono Island

Local Wind Load code - 3 second gust winds:
140 mph - Ono Island and Fort Morgan Peninsula
130 mph - South of I-10 with the exception of Ono Island & Fort Morgan Peninsula
120 mph - I-10 N to I-65
110 mph - I-65 N to County line
